Terms & Conditions of Holiday Letting;-
Please note:-
A security deposit of ($300 Blueys Apt, $500 Cerulean Blue & Blue Vogue, $800 Cerulean Blue Combo, $1200 Blue Vogue Combo) is payable prior to your stay & will be fully refunded after vacating.
Please ensure that you have read and agreed to our standard Terms and Conditions (below) before confirming your booking.

NO PETS or PARTIES PERMITTED UNDER ANY CIRCUMSTANCES
LINEN, TOWELS AND PERSONAL REQUISITES ARE NOT PROVIDED. (Hire can be arranged for $30 per person per stay)
(I.e. Guests need to provide:- sheets or quilt covers, pillowcases, & towels).
The house is supplied with quilts & pillows, plus all cleaning equipment.
Cleaning is included.
The property must be left in a tidy & presentable condition.
Requirements are:

1.Payment of the accommodation rental fees constitutes your acceptance of these terms and conditions.
2.The premises are available at 3.00pm and NOT BEFORE on the day of arrival and are to be vacated at 10.00am SHARP on the day of departure, (unless pre-arranged with owner.) This allows time to clean the premises if necessary.
3.Pets are not permitted under any circumstances. Any breach will lead to the immediate termination of your stay. A fumigation fee will be charged against your security deposit.
4.The premises are fully self-contained however LINEN AND PERSONAL REQUISITES ARE NOT PROVIDED. (I.e. sheets, pillowcases, towels, extra tea towels, & toilet paper).
5. The number of guests should not exceed the number stated on your quote. A minimum of $120 per person per night will apply for excess guests. OVERCROWDING and extra guests will not be tolerated.
6. Balance of payment is due 2 weeks prior to your arrival date or as per payment schedule.
7. A refundable Security Deposit must be paid at the time of your booking. Direct deposit or cash is accepted, credit Card is through Paypal at 2.75% surcharge.
8. For cancellations up to 60 days prior to arrival a fee of 50% of the rental value will apply. No refund for less than 60 days to arrival.
EXCEPT. Full re-payment less $200 service fee if the property is re-let for the entire period of cancellation. If the property is not re-let, the rental value is non-refundable.
9. Keys:- key details are supplied after final payment has been made.
10 .$80.00 is charged to replace lost keys.
11. Any damage to the property, furniture & furnishings are to be reported to the owner and paid for immediately.
12. All furnishings and equipment must be left in the property as originally found.
13. Accommodation is for residential purposes only. Functions and parties are strictly prohibited.
14.No responsibility is taken for tenants personal property.

- Dishwasher emptied.
- Dishes washed, dried and put away.
- No spillage on furniture and floors
- No damage to premises
- BBQ left clean (if not a $50 charge will be incurred)
- Lights turned off
- Doors and windows closed and locked.
- IF the property requires extra cleaning our professional cleaners will invoice us at $50 per hour, deducted from your security deposit. (Minimum $70)
- IF the BBQ needs cleaning $50 COST deducted from your deposit
- IF damage has occurred to the property.
- If washing of quilt /mattress/ pillow protectors is needed because guests did not use their own linen. A cost of $50 per bed will be deducted from security deposit
- IF the property is left unsecured resulting in loss or damage.
- The security deposit will be released after the property has been inspected.
- Guests must forward their bank details for the security deposit to be refunded.

- Rubbish and recyclable items to be put in the appropriate bins.
- Garbage bins need to be taken to the roadside when vacating or on Monday evening for early collection on Tuesday morning.
- Bins must not be overfilled, or council will impose a fine. You must take away any excess rubbish, cans & bottles that do not fit in the bins provided when you leave, or the caretaker will organise removal and the fee will be deducted from security deposit.
Noise & Good neighbour policy
- Consideration must be given to our neighbouring residential households.
- Parties & pets are not permitted under any circumstances.
- No more than the agreed number of booked guests (or maximum 16 people) are permitted on the premises at one time.
- If there is, or evidence of, a party/function, you may be asked to vacate the property & there may be a charge of up to $1000 if extra cleaning is required.
- No loud noise / music between 10.30pm and 8am.
- Please restrict activities to the back deck or inside only after this time, close the sliding doors.
- Guests agree to conduct themselves in a manner that is respectful and not disruptive to neighbours, that will not prompt complaints.
- Noise disruption includes loud behaviour that disrupts the peace & quiet of others; abusive language; loud music or other sounds that is audible outside the boundaries of the property.
- If there are noise complaints or excess guests during your stay, you may be asked to leave the property IMMEDIATELY with no refund.
